ADEQ Septic Inspection? What is that??

Are you selling your home or perhaps looking to purchase a home that is serviced by a septic system? Maybe you are an agent that is working to sell a home serviced by a septic system.  Any way you may come into the picture, an ADEQ Septic Tank Inspection is required on EVERY home that is sold in the State of Arizona. Originally this inspection was only required for VA or FHA loans but it changed to include every home sale in 2006.

So, what is an ADEQ Septic Inspection? The acronym ADEQ stands for Arizona Department of
Environmental Quality. They are the regulators of this particular inspection process. The reason for the inspection is to help educate the upcoming buyers of the property of the operational quality of the septic system installed at the property. Since septic systems are underground it is hard to determine the operating state by simply popping open a cap or access port. Homeowners believe a lot of the time that since they have not experienced a back up or issue with the system, it is operating properly. That is not always the case. Internal components of the septic tank or the pipes themselves may be broken or missing which will cause future issues with the system.

Our Septic Tank Inspections are full service inspections done for one flat rate fee. This proves to be very helpful when determining inspection costs for the buyer or seller of the home. Other competitors may quote a smaller price for the inspection itself, but the service will also include labor, pumping, etc.

An Emergency Pumping and Plumbing inspection is completed only by an NAWT certified septic inspector. The technician will report to your property and evaluate the septic area. The septic tank will be located and excavating will begin. Typically tanks and lids are 2-3 feet underground.  Once the lids are exposed, we will open the tank up and inspect the sewage. The sewage will be completely pumped out of the septic tank and we will test the disposal field to make sure that it is also taking on the proper amount of water. Once completed, we will evaluate the status of the baffles and check or any root growth or cracks. Once the tank has been fully examined, we will close the tank up. Landscaping will be restored as close to original condition as possible. The technician will leave you with a year's supply of bacteria treatment that is simply used by dropping a packet into a toilet once a month. If you choose to, you are more than welcome to participate and ask the technicians any questions you may have about the system or maintaining the system.

We have 6 ADEQ certified septic tank inspectors ready to help you with you next home sale or purchase. Many times your inspections can be scheduled and completed next day. Our inspection paperwork turn-around is less than 24 hours. All inspection include the completed 7 page Report of Inspection, 2 page Notice of Transfer paperwork, and photos of the inspection process.

In order to properly inspect the septic tank, the tank must be empty or has been recently pumped (within the last 6 months). Baffles cannot be inspected underneath the scum layer that forms in a septic tank. Leaching flow cannot be tested without the addition of water to the tank.

Any reputable company in the Phoenix area will do a full inspection, including pumping. If pumping is an option in your inspection, be SKEPTICAL. We correct “$300 inspection services” all week long so be sure to do your homework before just selecting the cheapest price.

There’s nothing better than the warm crunchy goodness of deep fried Turkey drumstick or a heaping pile of french fries…hot out of the deep fryer!  There is NO denying…people love deep fried foods.  There are TV shows highlighting it and booths are fairs dedicated to it.  There is only one thing that is more important than the taste, the texture or the CRUNCH of it.  Maintenance.  HUH?  Yep, that’s exactly what I said.

The recent popularity of deep fried foods has undoubtedly triggered an increase in the use of restaurants deep fryers.  Along with that increase comes the need to set up a “Preventative Maintenance” schedule, to maintain those Grease Traps and Interceptors.  You might be wondering, “Is there a standard for maintenance scheduling?”  Well, it’s a good question…and I’m glad you asked!  Below is some great information, recommendations and the “Do’s and Don’ts”.

Your Septic System has needs too!!!

Everyone and everything has needs.  Your boss wants you to return all those phone calls and make sure all your paperwork is in order.  Your kids...well...if they're anything like mine...they want you to pick up their favorite pizza for dinner...and...well...they want it ALL!  Kidding.  Or, am I?  Anyway, back to the subject at hand.  Just like everything else, your Septic System has needs.
Like taking the time to fine tune your car, your system needs a little TLC too!  Here's some things to keep in mind when dealing with your Septic System:

  • Use water efficiently.  Fix leaky faucets and toilets.  And, try not to overload your system by doing multiple loads of laundry, one after the other.  This can be harmful to the delicate balance of healthy bacteria in your tank.  I know what you're thinking..."You ALREADY talked about this"...but, it's SUPER important.  And, if you missed it, check out this Blog.

  •    Use those household cleaning products in moderation.  Things like tub and shower cleaners, anti-bacterial soaps, and detergents can also take its toll on that hard-working bacteria colony!  So, you're wondering...what's a good option then?  I'm glad you asked!  Baking Soda is a great option.  Try it out!

  •  Be sure to keep all the records on your Septic System in order.  Make sure you have information on the installation and permits issued.  If you don’t have copies available…try County Records!  Even pumping records and repair information, can be good information as well.

  •  Schedule your routine pumping every 3-5 years.  Periodic pumping is an effective way to ensure the system is working properly and help it to provide you MANY years of service.

  •  Know where your Septic System is.  Create a sketch or ask your Septic Pumping Company to
    Septic Inspection Chandler
make one for you.  Give us a call for your next pumping service, and we will gladly make one for you!

  •  Plant only grass over, around or near your Septic System.  Roots for nearby trees/bushes can invade your tank and drainfield.  Avoid parking vehicles in the area as well.  This can compact the soil or even crush pipes.

  •  Be sure that when you have your system inspected that it's done by a licensed inspector...like us!

Give us a call or visit our Website.  We would be happy to answer any of your Septic or Plumbing questions.  Our trained professionals are here for you!
