ADEQ Septic Inspection? What is that??
Are you selling your home or perhaps looking to purchase a home that is serviced by a septic system? Maybe you are an agent that is working to sell a home serviced by a septic system. Any way you may come into the picture, an ADEQ Septic Tank Inspection is required on EVERY home that is sold in the State of Arizona. Originally this inspection was only required for VA or FHA loans but it changed to include every home sale in 2006.
So, what is an ADEQ Septic Inspection? The acronym ADEQ stands for Arizona Department of
Environmental Quality. They are the regulators of this particular inspection process. The reason for the inspection is to help educate the upcoming buyers of the property of the operational quality of the septic system installed at the property. Since septic systems are underground it is hard to determine the operating state by simply popping open a cap or access port. Homeowners believe a lot of the time that since they have not experienced a back up or issue with the system, it is operating properly. That is not always the case. Internal components of the septic tank or the pipes themselves may be broken or missing which will cause future issues with the system.
Our Septic Tank Inspections are full service inspections done for one flat rate fee. This proves to be very helpful when determining inspection costs for the buyer or seller of the home. Other competitors may quote a smaller price for the inspection itself, but the service will also include labor, pumping, etc.
An Emergency Pumping and Plumbing inspection is completed only by an NAWT certified septic inspector. The technician will report to your property and evaluate the septic area. The septic tank will be located and excavating will begin. Typically tanks and lids are 2-3 feet underground. Once the lids are exposed, we will open the tank up and inspect the sewage. The sewage will be completely pumped out of the septic tank and we will test the disposal field to make sure that it is also taking on the proper amount of water. Once completed, we will evaluate the status of the baffles and check or any root growth or cracks. Once the tank has been fully examined, we will close the tank up. Landscaping will be restored as close to original condition as possible. The technician will leave you with a year's supply of bacteria treatment that is simply used by dropping a packet into a toilet once a month. If you choose to, you are more than welcome to participate and ask the technicians any questions you may have about the system or maintaining the system.
We have 6 ADEQ certified septic tank inspectors ready to help you with you next home sale or purchase. Many times your inspections can be scheduled and completed next day. Our inspection paperwork turn-around is less than 24 hours. All inspection include the completed 7 page Report of Inspection, 2 page Notice of Transfer paperwork, and photos of the inspection process.

ADEQ Septic Inspections for Arizona Real Estate Agents
ADEQ Septic Inspections for Arizona Real
Estate Agents
As a Real Estate Agent, you want to
do all that you can to make sure that your seller or buyer has the least amount
of stress and worry possible. Having Emergency Pumping and Plumbing on your
speed dial as your Septic Inspection Specialist is one less hassle for you.
With one quick call, you know you
can count on the best in the business to be on your side and help you with all
of your septic facilitated properties. Our customer
service is what makes us different from the rest and we
would love to begin a working relationship with you. If you want a
thorough, honest inspection for a FLAT RATE PRICE call
602-438-0911.
All of our inspections include the
following services:
electronic
locating of the septic tank,
labor to dig
down to tank openings,
pumping and
disposal of seepage from the tank,
inspection of
the interior of the tank including the baffles, lids and cleaning of the filter,
inspection of
the flow from the tank to the disposal area,
back
fill area where septic tank openings were exposed - restoring lawns and
landscaping to as close to pre-digging condition as possible,
one
year supply of septic tank bacteria additive,
completion
of the seven page ADEQ Report of Inspection paperwork, map of the septic area
and two page Notice of Transfer documents.
Don’t be deceived by
contractors or companies stating that they can give you a thorough inspection
without digging up and/or pumping the septic tank. THAT IS IMPOSSIBLE. In order to properly inspect the septic tank, the
tank must be empty or has been recently pumped (within the last 6 months).
Baffles cannot be inspected underneath the scum layer that forms in a septic
tank. Leaching flow cannot be tested without the addition of water to the
tank.
Any reputable company in the Phoenix
area will do a full inspection, including pumping. If pumping is an option in
your inspection, be SKEPTICAL. We correct “$300 inspection services” all week
long so be sure to do your homework before just selecting the cheapest price.
For more information on our Septic Inspection services or any pumping and plumbing services, please visit our website at www.emergencypumping.com
HAPPY LABOR DAY WEEKEND!!! Remember, we are 24/7 and available all weekend for your pumping and plumbing needs!
