ADEQ Septic Inspection? What is that??
Are you selling your home or perhaps looking to purchase a home that is serviced by a septic system? Maybe you are an agent that is working to sell a home serviced by a septic system. Any way you may come into the picture, an ADEQ Septic Tank Inspection is required on EVERY home that is sold in the State of Arizona. Originally this inspection was only required for VA or FHA loans but it changed to include every home sale in 2006.
So, what is an ADEQ Septic Inspection? The acronym ADEQ stands for Arizona Department of
Environmental Quality. They are the regulators of this particular inspection process. The reason for the inspection is to help educate the upcoming buyers of the property of the operational quality of the septic system installed at the property. Since septic systems are underground it is hard to determine the operating state by simply popping open a cap or access port. Homeowners believe a lot of the time that since they have not experienced a back up or issue with the system, it is operating properly. That is not always the case. Internal components of the septic tank or the pipes themselves may be broken or missing which will cause future issues with the system.
Our Septic Tank Inspections are full service inspections done for one flat rate fee. This proves to be very helpful when determining inspection costs for the buyer or seller of the home. Other competitors may quote a smaller price for the inspection itself, but the service will also include labor, pumping, etc.

The septic tank will be located and excavating will begin. Typically tanks and lids are 2-3 feet underground. Once the lids are exposed, we will open the tank up and inspect the sewage. The sewage will be completely pumped out of the septic tank and we will test the disposal field to make sure that it is also taking on the proper amount of water. Once completed, we will evaluate the status of the baffles and check or any root growth or cracks. Once the tank has been fully examined, we will close the tank up. Landscaping will be restored as close to original condition as possible. The technician will leave you with a year's supply of bacteria treatment that is simply used by dropping a packet into a toilet once a month. If you choose to, you are more than welcome to participate and ask the technicians any questions you may have about the system or maintaining the system.
